The problem: Awkward access to backyard space made property feel disjointed. Lack of storage space was problematic.
The solution: Change the function of one of the rooms, add an outdoor entertaining area, and add storage to maximise return on investment for the renovation.
Linda formulated a strategic plan to upgrade and maximise the potential profit for this Mosman garden apartment.
The unique layout presented a conundrum – 3 bedrooms cut off the living area from a much sought after 120m2 grass and tiled backyard and adjoining lock up garage.
NSI saw the bigger ‘interior design’ picture
North Shore Interiors researched the best buyer demographic and discovered that the target market were primarily professional couples (possibly with young children) and “empty nesters”. So in other properties where three bedrooms would normally sell better than two, a different approach was taken with this Mosman property gem.
The Mosman interior design and layout solution
The design proposal was agreed and the middle bedroom was knocked-out to create a multi-service study / music room that lead to a purpose-built undercover outdoor entertaining area through a wider opening, fitted with double French doors.
An outdoor kitchen was added, complete with sink, BBQ, concealed wine refrigerator and general refrigerator to create a second entertaining and living space. The area serviced as a haven for parents to relax or entertain and was perfect for supervising young children playing in the backyard.
Fully automated drop down blinds were included to shelter the area from the elements and also provide a private cocoon on all four sides of the wooden deck, effectively creating another room.
Fresh thinking and clever design gives more storage
Closing one of the kitchen exits allowed us to extend the kitchen cupboard space by 25%, including an appliance cupboard to de-clutter the bench top.
Anyone familiar with apartment living knows that effective use of space is critical. Additional storage space was created by replacing the existing wardrobes with a larger customised version that was built on the whole wall farthest from the bedroom door, creating more open space. Drawers were also custom-built under the bay window. A matching smaller version was installed in the second bedroom. The inside of the new storage spaces were designed specifically with its contents and end use in mind.
A purpose built cupboard was built to completely hide cleaning appliances and doubled as a cloak and shoes cupboard in the entry foyer. Custom joinery in the new multi purpose entertainment area was created for use as either a study or sideboard for a dining room.
Outside, a garden shed made from western red cedar created additional storage for garden equipment, children’s bikes and outdoor toys. A matching cubby house was built to compliment the shed and garden aesthetics, complete with a slide for playful enjoyment.

The property was valued before and after the renovation by three independent real estate agents, each estimating a return of three and a half times the cost of the renovation. The result of sale of the property 12 months after completion saw the property achieve an even greater sale price that was published in the “Top 30 sales for Mosman Bay and Cremorne Point” for 2010.
